I have an application called E-ditor Pro that we use for eBooks.  The book
is coded into HTML files - almost like a huge website - and arranged
properly with an index, illustrations and everything.  E-ditor Pro then
compiles the files into an *.exe file that you can put on the internet for
download.
I'm not 100% sure where we got it - although I'm sure
a search on the internet will find it.
I don't know if you're able to do the HTML and site design needed to produce
the book, but if you need any advice or help feel free to contact me:)
